Real Estate Market Conditions in Charlotte Metro Area

Market conditions: 1/2016

Median sales prices are continuing to climb with many areas higher than the peak in 2007-08.

Inventory is the lowest since the peak and will push prices higher. The supply of homes for sale is the lowest since 2006 and 2007.

The median % of sales price to original listing price is running in the 96 and 97% range.

Days on the market of homes sold is in the 60 and 70 + days range.  Homes still currently on the market is substantially more.  It still takes longer to sell a home in a rural area or town than in towns
greater than 40,000 in populations.
